Marathon Management has been going the extra mile since 2005 as a full-service property management company in the greater Memphis area. We currently manage over 2,000 residential properties and an additional 450 commercial leases in partnership with our sister company, Gregory Realty. With our experienced team, we work both in the office and in the field to ensure that operations run smoothly.

The need for a rental management company was realized when its founders, Hulet and Jackie Gregory, needed a more efficient way to oversee the rental properties that they and their investors owned. The name of the company came from one of Hulet’s favorite activities which is long-distance running. The name is fitting, because much like long-distance running, managing property takes time, effort, and dedication in order to achieve excellent results and reach goals. By embodying those qualities, Marathon Management seeks to help owners reach all their investment goals by providing first-rate service.

Serving as an intermediary between property owners and residents, we are responsible for tenant placement, collections, maintenance, paying operating expenses as needed, as well as overseeing vacant properties. Since we handle all the steps within the rental process, this allows our clients to have limited involvement while collecting cash flow from their investment properties.  Our goal is to provide property owners comprehensive services to meet their specific needs, while providing quality homes for our valued residents!

Rental Payments

We know that time is of the essence, which is why we offer quick and easy payment options to our tenants. Tenants can pay with either direct online payments, directly to our office with a cashier's check or or through our RentMoney program. The RentMoney program allows tenants to pay their rent with a cash payment at the closest Walmart, Kroger, or Ace Cash Express.

Property Management

In the years since its inception, Marathon Management has grown into a full-scale residential and commercial property management operation. The staff oversees every facet of the management process. Maintenance, Collections, and Tenant Placement all happen in-house, while a team of full-time Project Managers oversee our properties in the field.

Tenant Placement

The keystone element of a successful rental operation is having a reliable tenant. Our tenant screening process is backed by a team of licensed realtors and leasing consultants. We focus on efficient marketing of your rental space and an extensive background screening on all applicants. We are dedicated to finding the right tenant for your property.

In 2003, Hulet Gregory took 13 years of experience with Wells Fargo and created his own business focused on real estate investment. Hulet and his wife, Jackie, have amassed a conglomerate of real estate companies involved in all phases of the real estate investing cycle. He has diversified into residential and commercial ownership and property management. Hulet’s intuition and business savvy are attributed to his companies' successes as they continually expand into other parts of the Mid-South, most recently into Little Rock. He graduated from the University of North Alabama with degrees in Finance and Economics. Outside of work, Hulet enjoys running, traveling and spending time with his family.

Eric is one of our longest serving employees having joined the team in September of 2012. Through the years, he has worn many hats including International Sales Liaison for Memphis Cash Flow and Director of Marathon Management. Currently, Eric is directing the efforts of REI Capital, LLC. His other duties also include Human Resources and operational support for all five of our affiliated companies. He especially enjoys organizing company operations and systems to include best practices and new technology. Working remote from Seary, Arkansas, he has five daughters, a son and two grandchildren. In his free time, Eric enjoys quite the array of hobbies, such as martial arts, poker, and scuba diving.

Promoted to Director of Operations for Marathon Management in August of 2022, Will brings great energy and is highly focuesed on quality communiction. In 2017, he joined the team as our Commercial Property Manager and by 2020, he had been promoted to Director of Acquisitions for Memphis CashFlow. Today, he leads the Marathon team with personal and professional experience from every aspect of property investment. Will holds a bachelor’s degree in Business Management from the University of Alabama and master’s degree in Business Administration from the University of North Alabama. Originally from Alabama, he now resides in Memphis with his wife and two children.

Kat joined Marathon Management in 2020 has been working for Marathon Management since 2020 assisting Hulet across all his companies but with a strong focus on the commercial properties. With years of previous experience in marketing, management and project management, she assisting in the developement and growth of our commercial department. Recently, she has turned her attention to overseeing our commercial assets and is involved in all aspects of Marathon's growing commercial division. A native of Chicago, Kat has learned to call Memphis home. She is known in the office as a lover of photography, music and fitness.

Jeff joined Marathon in 2023. He brings a fresh perspective and zeal for life and laughter to the team. Coming from an entrepreneurial and real estate investment background, he is eager to tackle all the daily needs of our tenants and owners. He oversees all our commercial properties' general maintenance, repairs, tenant build outs and owner's capital improvement projects. Most days, he works to balance his scheduled projects with the always present specific needs of our tenants and owners. With his genuine enthusiam and attention to detail, he has quickly become a favorite with our vendors and owners. He is a family man who enjoys music and irony.

Autumn joined our Marathon team in 2018. She is a licensed realtor in Tennessee and Mississippi and currently serves as the Leasing Manager for Marathon Management. She brings her 10+ years of experience in customer service and relations into her current position. Autumn manages our Leasing and Marketing Team and works closing with our Leasing Agents to ensure our properties are rented quickly and efficiently. Her responsibilities include overseeing all lease signings, renewals, MHA accounts and marketing. Outside of work, Autumn enjoys outdoor activities such as kayaking and camping, especially with her four beautiful children.

Brooklyn joined the Marathon team in 2023 and works closely with Autumn in residential leasing. Her primary function is to liaison with our MHA applicants and tenants and assist them through the MHA application and renewal processes. In addition, she coordinates the MHA inspections and results. Each of our MHA tenants is awarded governmental monthly rent assistance which often changes. She oversees all the digital entry of HAP changes into our tenant's ledgers and communicated with those tenants. Outside of Marathon, she enjoys creative hobbies such as crocheting and writing music.

Having worked for Marathon Management since February of 2018, Delores is very successful in her job and has earned the coveted title of Top Leasing Agent for the last three years straight. She enjoys making people happy when she can find the perfect house for them and their families. Delores has lived in Tennessee all her life, having trained in special real estate courses, realest ate practices, property management, real estate investment and creative financing. Delores enjoys spending time with her family as well as traveling and entertaining.

An employee of Marathon Management since 2018, Rosalyn stays busy in her job as a realtor! She assists customers in finding their perfect rental home, which includes collecting documents, following up on leads and referrals, collecting security deposits and meeting clients to tour properties. Her favorite part of the job is building rapport with prospective tenants and hearing the excitement in their voices when she calls to tell them that their application has been approved. Rosalyn loves to dance and gather with her family and friends. She is currently working on a novel and has a little dog named Honey.

Chloe joined Marathon in May 2023 and spent most of the year as a Client Relations Assistant. By the end of 2023, she was promoted to Resident Retention Manager and and she now oversees our collections department. Chloe notifies tenants of past due balances and works diligently with them to bring their balances back to $0. As needed, she liaisons with our legal team to guide tenants through eviction and bankruptcy processes. She also communicates the results of her work to inquiring owners. Chloe is the mother of two horrible rat cats-- Winston and Vern. In her free time, she likes to bake, create art, and hang out with her friends.

Katie started with Marathon Management in the Maintenance Department in 2014. After a few years developing the successful Customer Service Initiative in Memphis Cash Flow, she returned to Marathon in September of 2022. She was thrilled to be asked to the lead the Client Relations Department which handles all communications with our investors. Its goal is to provide our owners with fast and complete answers to any and all questions or concerns. Katie has a degree in English Literature from Union University and enjoys singing, writing, and baking. She lives with her husband, David, and their animal menagerie in Cordova.

Renee joined the team at Marathon Management in March of 2017 and has worked her way up the company ladder in multiple roles. Starting as Front Desk Representative, she has also served as an Accounting Assistant, Collections Administrator, Owner Liaison, and her current role is Tenant Liason focusing primarly on maintenance. She is a wealth of information and is cross trained to assist wherever needed, which makes her a highly valued employee. Renee's favorite part of the job is communication and being able to brighten our tenant's days. In her downtime, Renee enjoys spending time with her sixteen grandchildren and traveling with her husband.

Amanda joined the Marathon Management team in May 2022 and has been a true asset from the beginning. She quickly worked her way into her current position as the Maintenance Coordinator. She oversees the Maintenance Team and works closely with our Property Managers and Vacancy Director. Amanda acts as a bridge between tenants, owners and vendors and enjoys resolving maintenance related issues and providing prompt service. In her downtime, Amanda enjoys bowling, shooting pool and spending time with her family. An avid lover of animals, she considers her three pets as family totaling her children count to six (three human, three fur)

Catherine joined the Marathon Management team in August of 2020 and serves as the company's Controller. She uses her eighteen+ years of property management accounting experience to plan, direct and coordinate all accounting operational functions of six separate companies. In addition, she manages the Accounting Team and is always available to answer an accounting question or solve a problem. It's a good thing that one of Catherine's favorite things is numbers, because she's busy with them all day, every day. However, her favorite digit of all is six: the number of her beloved grandchildren.

Becky started with Marathon Management in 2019 and has worked her way up from the Front Desk Receptionist into the Accounting Department. She is currently our Accounts Payable - Accounts Receivable Representative. Becky's reliability and steadfast dedication to completing tasks makes her a fabulous asset. She is always willing to learn a new task and jump in where needed. As a mother to four children along with a motley crew of pets (including dogs, cats, leopard geckos and a tortoise), Becky brings her strong ability to multitask to her role at Marathon Management.

Ty works as a Project Manager for Marathon Management and has served the company since 2012. He supervises our Project Managers and oversees our vacant properties. His role is to facilitate with our Maintenance Team and Vendors to coordinate the repairs necessary to make the space ready to rent. With ten+ years of experience in the field, Ty’s talent as a Project Manager has earned him recognition as Marathon Management’s 2018 MVP. Outside of work, Ty is an avid traveler and his co-workers enjoy hearing stories of his overseas travels. Locally he enjoys a good game of game and spending time with his wife and family.

Jay began his journey to Marathon by initially working with our Commercial Department through Gregory Realty. It wasn't long before he was tapped to be a Property Manager for Marathon Management and then was promoted to his current role as a Project Manager. He oversees the progress of vacant properties by facilitating repairs with our Maintenance Team and Contractors until they are ready to rent. His positive attitude and professionalism make him a perfict fit for his role in the field. Outside of work, Jay is an avid sports fan. He stays busy supporting his home teams: The Grizzlies, University of Memphis Tigers and the Tennessee Titans.

Joe is the Head Broker for both Marathon Management and Marathon Realtors. Holding a real estate licenses in three states: Tennessee, Arkansas and Mississippi; Joe is he responsible for both company's real estate compliance. He balances his role between listing our Marathon Management properties and orchestrating those sales with managing our Sale Agents Team. As a long time resident of midtown, Joe is a wealth of information regarding Memphis and it's rich history. He is a University of Memphis alum, and still resides in mid-town with is wife, Cathy. In his freetime, Joe enjoys spending time outdoors fishing, camping and birding.

Michael joined the team in February of 2022. He is located in Little Rock, Arkansas and is a stellar Leasing Agent. Known for pulling out all the stops, he excells at marketing vacant rental properties in the central Arkansas area. He prides himself in finding the perfect tenants for a particular space and particularly excels in using social media platforms in his marketing efforts. Although remote from the majority of the Mararthon team, he is a valued addition. In his freetime, he is quite the outdoorsman and loves to hike, hunt, canoe and fish. Michael lives with his wife, three children and their dog.
